Fees
GENERAL
Our fees are commensurate with our experience and we will make every effort to provide quality service in a cost efficient manner. We will estimate costs as accurately as possible based on information available and provide interim accounting where appropriate.
REAL ESTATE
The following is a description of charges relating to standard real estate transactions.
PURCHASE
A. RESIDENTIAL

Plus disbursements which are approximately $200.00 plus HST;
Plus Title Insurance, Land Transfer Tax and Registration fees as noted below.
If we are required to review an Agreement of Purchase and Sale for a new construction purchase and you will be using our firm to represent you on the transaction there will be no charge. However, if we review the agreement and the transaction does not proceed or we are not acting for you on the purchase transaction, a fee of $250.00 plus HST will be charged.
These prices are based on purchases under $1,000,000.00. We would be happy to provide you with a quote for properties over $1,000,000.00.
Please note that there may be Additional Fees for non-standard deals as follows:
- property not yet within land title system
- problems arise after conducting search of property and finding defects requiring rectification
- survivorship application
- changes to closing date
- after closing issues such as missing chattels or damage to property
When additional fees are required, we will let you know as soon as we become aware of them.
Title Insurance

Government Registration Fee
Government registration fees are $70.60 per registration (For example for each deed or mortgage).
Land Transfer Tax
The Land Transfer Tax formula is based on the purchase price. However if you are first time home buyer you will be entitled to the Provincial Rebate. We would be happy to calculate these for you.
B. COMMERCIAL
Due to the variety of factors that vary on a commercial purchase which may effect the costs associated with the service, we would be happy to provide you with an estimate.
REFINANCING
A. RESIDENTIAL
Legal fees on a residential refinance (which includes the fee for requesting and registering a discharge of mortgage) are $400.00 plus HST plus Title Insurance (see below) and Registration Fees in the amount of $70.60 per registration.
An additional fee of $50.00 plus HST will apply for each additional debt payment required by the Lender.

SALE

| An additional cost of $70.50 will be required if a discharge of mortgage is to be registered. | |
